Newtown is a 3-bedroomed croft house by the sea with a great deal of character. Situated in a secluded west-facing location on the island of Yell, the property benefits from a large mature garden and an integral garage. Newtown has a particularly impressive sitting room with stunning panoramic views of a nearby beach, cliffs and stacks, and has a large feature fireplace. The property has been extended with the addition of modern features such as underfloor heating, while still maintaining the charm of a traditional Shetland croft house.

Newtown is situated on the island of Yell, and is approximately 33 miles from Lerwick by road and involves an inter-island ferry crossing. A ro-ro ferry runs from Toft on the Shetland mainland to Ulsta at the south end of the island of Yell, and the crossing takes around 30 minutes. The drive from Ulsta to the property takes approximately 5 minutes by car.
Yell is the largest of the North Isles, having a population of just under 1000 people. It has much to offer wildlife enthusiasts, hill walkers and those who simply wish to enjoy the peace and quiet of rural living. The island is noted for its scenery and geology, and provides a wide range of interests and amenities for visitors and residents alike. Crofting in particular is a way of life on the island.
Mid Yell is the main centre of population on the island and has a junior high school, health centre and leisure centre with heated swimming pool, as well as a restaurant, and is approximately 9 miles north of Newtown. The Ulsta Shop, well-stocked with a post office and fuel pumps, is located next to the ferry terminal and is approximately 2 miles from the property. The ferries to the other North Isles, Unst and Fetlar, leave from Gutcher at the north end of the island.
The house itself is set in a private location with uninterrupted sea and countryside views. There is a tombolo beach a mere stone’s throw away with the nearby cliffs attracting an abundance of wildlife, particularly sea birds. West facing with plenty of natural light in the summer evenings, Newtown would make a desirable residence for an artist or writer seeking inspiration in a peaceful setting.
Considerably extended from the original croft building, the property benefits from double glazing, underfloor heating and an attractive stone-built exterior feature wall. Despite its rural location, the property receives good mobile phone signal and broadband.
The sale of the property includes white goods, and most furniture is available to purchase by separate negotiation.

The house is set in a large site enclosed by post and wire fencing, and traditional stone-built walls. A cattle gate at the rear of the property opens on to a driveway leading to the integral garage. The lawned garden to the rear of the property is extensive, and is bordered by a variety of mature shrubs and bushes. The garden extends around the side of the house to the front, where a concrete path from the living room leads to a second cattle gate. There is a large mature vegetable patch to the south east, with an overgrown polytunnel structure, which could be restored.
Follow the road signs from the Ulsta Ferry Terminal to Gutcher. After approximately 2 miles you will see a tombolo on the left hand side. You will not see Newtown from the main road at this point. Take the unmarked private track on the left, going over a cattle grid. Proceed along the track to the bottom of the hill. Newtown is the first house you come to.
