GENERAL

The Scalloway Hotel is ideally situated in the heart of Central Shetland.  The busy fishing port of Scalloway is approximately 7 miles from Lerwick.  Scalloway Castle was built in 1600 by Earl Patrick Stewart. It is a great example of a Scottish fortified house.  There is a display of wartime exploits of Norway’s “Shetland Bus” at the Scalloway Museum.

The village has a Primary and High School, Leisure Swimming Pool, Community Centre, Health Centre, public house, cafes, two hairdressers, garage, public hall and two general merchants.  There is also the North Atlantic Fisheries College which provides educational facilities for students from all over the world.

The Hotel provides B & B accommodation, morning coffees, lunches, afternoon teas, bar snacks and an a la Carte menu in the dining room restaurant.

ACCOMMODATION

The Hotel has 22 letting bedrooms all of which have full en-suite facilities.  Currently providing accommodation for contractors with 80% minimum occupancy.  All Hotel fittings as detailed in the Inventory are included (inventory available on request).  Stock will be sold at cost.

PUBLIC ROOMS

Public entrance to hall with reception area, telephone kiosk, gents and ladies toilets. 

BAR AREA

South facing windows with views over Scalloway Harbour.  Fully fitted bar area with 5 pumps, sink unit, glass washer, optics, shelving and worktop space.  Large seating area with upholstered bench seating and bar stools. 42” plasma television with Freeview. 

DINING ROOM

Seating up to 36 diners with south and west facing windows. All dining room furniture, equipment, crockery and cutlery will be included in the sale.

Large well equipped kitchen, with ample working, storage and cooking areas.

Python Cooler, Ice Machine and Fridge.  Shelves and wine racks. Door giving access to exterior for deliveries.

Toilet, wash hand basin and small hot water immersion tank.

LETTING BEDROOMS

The Hotel has 22 letting bedrooms on two floors, comprising of 2 family rooms, 3 double rooms, 11 twin rooms and 6 single rooms.  There are full en-suite facilities including toilet, wash hand basin and shower cabinet in all rooms.  All furniture, televisions and equipment will be included in the sale.

LAUNDRY

With washing machines and tumble driers.  There is a cupboard being used as a Laundry Store.

BOILER ROOM

With 2 large hot water immersion tanks providing constant hot water for residents.

STORE

With electronic equipment.  Sky satellite equipment is in the process of being ordered for installation in every room. 

EXTERNAL

Stair leading to car parking area at the rear of the Hotel.  Shed used for storage. Smoking shelter.  Picnic table. Access to cellar.  Limited parking at rear of hotel.

EQUIPMENT

All equipment, fixtures and fittings will be included in the sale.  A full Inventory is available from the selling agent.

FIRE CERTIFICATE

The premises meet the current fire regulations.

LICENCE

The premises have a full Hotel Licence together with a regular extension of permitted hours being 11pm to 1am Mondays to Sundays and 2.30pm to 6.30pm Sundays.

The Hotel accounts will be made available to interested parties’ solicitors on a strictly confidential basis.
