GENERAL

This is a rare opportunity to build a home in a young vibrant rural community. Quarff is a small friendly village with approximately 75 houses.  The public hall is well used, there are youth clubs and a mother and toddler group.

The plot is approximately 5 miles travelling distance from Lerwick, and on a regular bus route.  Cunningsburgh Primary School (includes nursery) is approximately 4 miles to the south, older pupils go to either Sandwick Junior High School or Anderson High School, Lerwick.  School transport is provided by Shetland Islands Council to all three schools. 

This is a small development of five large house plots.  The plots are well spaced out which reflects the existing building patterns in Quarff.  Plot 5 provides the opportunity to enjoy beautiful open views into and across the valley of Easter Quarff with fine sunsets over the hills of Scraefield.  The plot is predominantly south facing and will enjoy the sun throughout the day.

PLANNING PERMISSION

Outline Planning Permission (Ref:PL2005/141/PCO) for the erection of a detached house was granted on 24 August 2005.  Plot 5 has approval for a single storey dwelling house.   A copy of the Planning Permission can be supplied on request. 

The plot has been decrofted.

SERVICES

Electricity – The service cables have been laid around the boundary of the plot.  Connections will be provided upon application for a set fee of approximately £250.  SSE will connect service cable to grid at no further cost.

Water – 63mm diameter supply pipe has been laid and connected to the mains infrastructure.  Individual 32mm diameter feeds laid to the plot.

Sewer – Each plot has a sewer manhole which has been left with a “tail” ready for connection.  These manholes feed into a septic tank, pumping station and soakaway.  The plot owners will be equally responsible for the running costs and maintenance of this sewerage system.

Telephone – BT service cables have been laid around the boundary of  Plot 5.  Connections will be provided upon application. 

Road Access – the purchasers will be responsible for the provision of an access road to their home which meets the requirements set out in the Planning Permission.

Maintenance – Plots 3, 4 and 5 each share a common point of access onto the old A970 road.  The maintenance of this access is the joint responsibility of Plots 3, 4 and 5.  The old A970 road serving Plots 1 to 5 will be maintained by the Shetland Islands Council Roads Department.

Travelling south from Lerwick take the first junction on the left beyond the bend at Henry’s Loch at the north end of Quarff before the road starts to descend into the valley and some 150m before the junction for the road to Wester Quarff.
