The open plan office space measures approximately 48.8m². It would be possible to sub-divide the room by using screens or office furniture.  North and west facing windows enjoying superb views across the north of Lerwick Harbour.

There is floor level trunking containing both electrical and network outlets.  A network patch panel, hub and associated cabling is located on the right hand wall of the office as you enter.  The firm of Tay-CAD Ltd previously had 2 BT lines operating within the building, 1 of which was enabled for ADSL.  The telephone lines are terminated at the patch panel for ease of locating telephone/fax adapters.

NORDHUS FACILITIES

Common areas shared by the occupiers include the entrance and stairway, ladies and disabled toilet facilities on the ground floor, gents toilets are on the first floor.  There is a shared kitchen with kettle, fridge and microwave on the first floor and a tea/coffee “float” is in operation.

A monitored alarm system is active within the building with various motion/window/door sensors located throughout.  The alarm is activated/deactivated by the first in/last out of the building. Three CCTV cameras are also in operation. 

COSTS

Rental:   £9.80 per square metre/month, £478.24 pcm + VAT

Service Charge: £4.95 per square metre/month, £241.56 pcm + VAT

The service charge includes all of the following:

TENANT’S OWN ARRANGEMENT

The tenant will be responsible for the payment of the Local Authority Rates due to Shetland Islands Council.  Estimated costs are shown below for the next 3 years.

The tenant will be responsible for their own telephone and broadband connection and service charges.

Whilst buildings insurance is included in the service charge, the tenant will be responsible for their own contents insurance.
