LOCAL AMENITIES

Yell is the largest of the North Isles, having a population of just under 1000. The ro-ro ferry crosses from Toft on the Shetland Mainland to Ulsta on the isle of Yell on a regular basis throughout the day, taking 20 minutes.   The croft is approximately 15.5 miles from Ulsta.  The ro-ro ferries to Unst and Fetlar leave from Gutcher in Yell.

Sellafirth is on the east side of the island, approximately 5 miles from Mid Yell, the main centre of population on the island.  In the village of Mid Yell there is a Shop with Post Office,  Public Hall, Doctor’s Surgery and Leisure Centre with a swimming pool. School transport is provided by Shetland Islands Council to the Mid Yell Junior High School.

Yell is a safe and friendly environment and has much to offer to wildlife enthusiasts, hill walkers and those who simply want peace and quiet. It is also noted for it’s scenery and geology and provides a wide range of interests for visitors and residents alike.  Crofting is a way of life on the island.

THE CROFTS

The croft at Ladysmith comprises of two separate areas of grounds extending in total to approximately 3.5 acres and a further 24 acres (approx.) hill grazing rights which is not fenced or apportioned, together with a peat-cutting right.  There is a Barn, Stables, Shed and 2 Insulated Containers.

THE HOUSE

There is a house on the croft which was renovated in 2006/7.  This work included re-wiring, plumbing, installation of uPVC double glazed window units and oil fired central heating. There is full disabled access to the house with a ramp from the driveway to the front door.   All doorways are a minimum of 80cm wide with the exception of the exterior back door from the Kitchen.  The accommodation is level throughout.  

The property is in an elevated position with fine views of Basta Voe.

Planning Permission is valid until 30 September 2011, thereafter Planning permission will have to be reapplied for.

Travel Directions
Travelling north from Mid Yell on the A968 towards Gutcher follow the road round the head of Basta Voe and as you approach the tight left hand bend at Sellafirth take the second turning on the right down the track for Ladysmith and Bayanne House.
