THE BUSINESS

This is a successful business which was established by the owner approximately 18 years ago.  The Toll Clock Shopping Centre is Shetland’s only indoor shopping centre containing a wide range of facilities including Post Office, hairdresser, travel agent, café and a wide variety of shops.  The shopping centre is set in a residential area and is within walking distance of the town centre and Co-op Supermarket.

The shop stocks cosmetics, jewellery, scented goods, clothes and a wide range of accessories.  Opening hours are currently 9.00am to 5.30pm Monday to Wednesday, Friday and Saturday. 9.00am to 7.00pm on Thursday.

PREMISES

The premises are leased and the sale will be subject to an Assignation of the Lease.  The business trades from first floor premises.  There are two large display windows with two additional windows also available for display purposes.  The SHOP consists of two adjoining units with a large display area and recess which displays clothing at present.  There are two FITTING ROOMS, an OFFICE and a small outer HALLWAY with TOILET and wash hand basin.  Fitted storage cupboards.  There is a fire exit to the service stairwell.  The premises are estimated to extend to around 76m.

All shop fittings as detailed in the attached Inventory are included.  Stock will be sold at cost. 

The shop offers the potential for further development with the opportunity of increasing the sales space, subject to Consents being obtained from the Landlord and the Local Authority for any structural works which may be required. 

The shop premises are protected by an Infrared Intruder Alarm System which was installed and is managed by the Landlord. The CCTV surveillance equipment consists of one camera which is located in the shop area and a video recorder and monitor which are located in the office.
