South south-east facing tenanted croft overlooking Sound of Papa towards Sandness consisting of 7.68 hectares of good arable land which is all enclosed with post and wire fences. There is Outline Planning Permission for the erection of a house on the croft. The island of Papa Stour is connected to Mainland Shetland by regular ferry and inter island air services.

THE CROFT
This is an Assignation of a croft which extends to 7.68 hectares on the island of Papa Stour (plan attached). The Assignation of the tenancy to the successful purchaser will require the approval of the Crofters Commission. The Landlord is Shetland Islands Council.
At present there is no house on the croft but Outline Planning Permission for the erection of a dwelling was granted in 2004. A Percolation Test for a septic tank has been carried out and there is a water supply on the croft. There are some outbuildings on the croft which are used for storage and lambing and there is direct access on to Kirk Sand beach.
There is an ESA Agreement which has 4 years to run. This only applies to one half of the unit. No part of the croft is designated as a Site of Special Scientific Interest.

LOCAL AMENITIES
The island of Papa Stour lies off the west coat of the Shetland Mainland. Some of the most impressive coastline in Shetland can be seen here, including caves, arches, stacks and skerries and there are many spectacular coastal walks.
The ground is low lying and fertile compared to the moorland and steep vertical cliffs that dominates most of the west coast of Shetland. Crofting is the way of life for most islanders.
Papa Stour is connected to the Mainland by a regular car ferry service on a Monday, Wednesday, Friday, Saturday and Sunday from West Burrafirth which takes approximately 35 minutes. Alternatively, the plane leaves from Tingwall Airport each Tuesday.
There are 17 inhabitants on Papa Stour at present. There is a primary school on the island which is presently closed. Secondary School pupils commute to Anderson High School on a weekly basis. Hostel accommodation is provided. Food is delivered along with all other materials including animal feed on the ferry. There is a mail service to the island 4 times a week. Access to broadband and excellent television reception.

- Proceed due west from the pier following the road to Biggins. The croft is on both sides of the road just beyond Biggins. The Church and graveyard are on the east side and the remainder of the croft is on the west side of the road.
